Solid Wood vs Engineered: Which Floor Fits at Floor Land?
A timber floor can change the feel of a room more than almost any other finish, but the choice is not simply about picking the oak shade you prefer. In the solid wood vs engineered debate, construction determines where the floor can be fitted, how it responds to heating and humidity, and what it may cost over its lifetime.
Both options offer genuine wood at the surface, natural grain variation and a finish that works beautifully in contemporary, traditional and period homes. The right choice comes down to the room, subfloor, heating system and the level of maintenance you are happy to take on.
Solid wood vs engineered: the key difference
Solid wood flooring is made from a single piece of timber. A solid oak board, for example, is oak all the way through. It is substantial, can usually be sanded and refinished several times, and has the authentic character many buyers look for in a long-term home improvement.
Engineered wood flooring has a real timber wear layer on top of a multi-layer plywood or wood-based core. It is not a printed wood effect and should not be confused with laminate. The top layer is genuine oak, walnut or another specified species, so the finished appearance, texture and natural variation are very close to solid timber. The layered core is designed to make the board more stable when temperatures and moisture levels change.
That stability is the practical distinction. Natural timber expands and contracts across its width as indoor conditions vary. A solid board moves more than an engineered one, particularly in homes with underfloor heating or rooms that see changes in humidity through the year.
Which looks better in a finished room?
When comparing like-for-like species, grade and finish, neither is automatically more attractive. A brushed and matt lacquered engineered oak plank can look every bit as convincing as a solid oak plank. What you see and feel is the real wood surface.
The appearance depends more on the details of the product. Board width, length, bevelled edges, grain grade and finish make a noticeable difference. Select-grade oak offers a cleaner, more uniform look, while rustic boards feature knots, colour movement and character marks. Wider planks can make an open-plan living area feel calmer and more considered, whereas narrower boards often suit smaller rooms and traditional properties.
Parquet and herringbone formats deserve a closer check. Engineered construction is widely available in these styles and is generally the more flexible choice for modern homes. It combines the visual impact of a classic pattern with a construction that is better suited to everyday temperature changes.
Stability, underfloor heating and room suitability
For most UK households, engineered wood is the easier option to specify. It is typically suitable for lounges, dining rooms, bedrooms, hallways and home offices, provided the chosen product is rated for the intended use. It is also usually the preferred timber flooring over a compatible water-based underfloor heating system.
Underfloor heating needs careful preparation whichever floor you choose. The system must be commissioned before fitting, the subfloor moisture level must be tested, and the heating should be brought up gradually after installation. Always follow the flooring manufacturer’s temperature limit, commonly around 27°C at the floor surface. A suitable underlay or adhesive is also essential, depending on the fitting method.
Solid wood is best reserved for stable, dry rooms without underfloor heating. It can be an excellent choice in a bedroom, reception room or carefully controlled period property, especially where the appeal of a full-thickness timber board is central to the project. It is less forgiving where conditions are likely to fluctuate.
Neither solid nor engineered wood is the standard recommendation for a bathroom. Splashes, steam and standing water can damage timber and compromise joints over time. For bathrooms, utility rooms and other high-moisture spaces, waterproof LVT or sheet vinyl is normally the more sensible choice. In a kitchen, engineered wood can work well if spills are wiped promptly and the room is not prone to persistent moisture.
Durability is about the wear layer and finish
It is tempting to assume solid wood is always tougher because it is thicker. In practice, daily performance also depends on the surface finish, wood species, board quality and how the room is used. Oak is a popular option because it balances hardness, character and value, but it can still dent if heavy furniture is dragged across it or if grit is left underfoot in a busy hallway.
Solid wood can generally be sanded back more times because there is timber throughout the board. This makes it attractive for owners planning to keep the same floor for decades. However, repeated sanding is not a routine requirement. A well-chosen finish, entrance matting and felt pads under furniture can preserve a wood floor for many years.
Engineered boards can also be refinished, but the number of times depends on the thickness of the real wood wear layer. A thicker wear layer gives more scope for future sanding than a thin veneer. If longevity is a priority, check this specification rather than judging a board by total thickness alone. A 14mm engineered board with a quality oak wear layer may be a sound choice, while a thicker board with a very thin surface layer offers less refinishing potential.
For households with children, pets or regular entertaining, choose a durable matt lacquer or hardwax oil finish and accept that real wood develops a lived-in character. Lacquer is often easier to maintain and offers strong everyday protection. Oiled floors have a natural, low-sheen look and can be spot-repaired more easily, but they need periodic care with the correct cleaning and maintenance products.
Fitting methods and subfloor preparation
The best timber floor will only perform as well as the subfloor beneath it. This is where the decision often becomes less about preference and more about the installation conditions.
Engineered wood can be floated over a suitable underlay, glued directly to a properly prepared subfloor or, in some cases, fitted using a click system. That flexibility can reduce fitting time and makes it a practical option for renovation projects. A floating floor still needs an even, dry and sound base, plus the correct expansion gap around the perimeter.
Solid wood is more commonly secret-nailed, glued down or fixed to a timber subfloor. It is not normally a floating-floor product. Because solid boards move more, fitters need to allow for seasonal expansion and use an appropriate fixing method. Installing solid wood directly over concrete also requires rigorous moisture testing and the right damp protection.
Do not overlook the finishing details. Underlay, moisture barriers, adhesive, trims, scotia and stair nosings all affect the final result. Planning these items at the same time as the flooring helps ensure matching tones, tidy transitions and fewer delays on fitting day.
Cost: look beyond the price per square metre
Solid wood often carries a higher initial material and installation cost, particularly in wider, longer or premium-grade boards. The fitting process can be more involved, and the subfloor may need more preparation before work begins.
Engineered wood is available across a broad price range. It can offer the look of wide-plank oak or herringbone at a more manageable budget, and its installation options may reduce labour costs. That does not mean every engineered floor is a budget product. Board construction, wear-layer thickness, finish and format all influence price.
When comparing quotations, include wastage, delivery, underlay or adhesive, trims, levelling work and fitting. Herringbone patterns need more allowance than straightforward planks because of the cuts around the perimeter. Buying only the exact measured area is a false economy if a damaged board or future repair leaves you without a matching replacement.
A straightforward way to choose
Choose solid wood when you want a traditional full-timber board, have a dry and stable room, and value the option to sand the floor back repeatedly over a very long ownership period. It is a considered choice for the right property and installation.
Choose engineered wood when you want genuine timber with greater dimensional stability, a wider choice of plank and parquet styles, or compatibility with suitable underfloor heating. For many family homes and renovation projects, it provides the strongest balance of natural appearance, practical performance and value.
Before placing an order, measure the room carefully, identify the subfloor type and confirm whether underfloor heating is present. Then order samples and view them in the room at different times of day. The grain, undertone and finish that look right under your own lighting will make the final decision far clearer than a product image ever can.
